{"id":20045,"date":"2015-11-13T15:40:34","date_gmt":"2015-11-13T15:40:34","guid":{"rendered":"http:\/\/newclone.retiremove.co.uk\/blog\/?p=20045"},"modified":"2017-09-28T11:38:15","modified_gmt":"2017-09-28T10:38:15","slug":"costa-blanca-new-builds-offering-great-value","status":"publish","type":"post","link":"https:\/\/newclone.retiremove.co.uk\/blog\/costa-blanca-new-builds-offering-great-value\/","title":{"rendered":"Costa Blanca new-builds offering retirees great value"},"content":{"rendered":"<h3><\/h3>\n<h3>Higher quality new-build apartments and villas are\u00a0luring Brits to the Costa Blanca where prices are lowest<\/h3>\n<p>The Costa Blanca\u00a0is now the favourite destination for Brits seeking a home in Spain, accounting for 27 per cent of Spanish mortgage enquiries received at overseas mortgage specialists <a href=\"http:\/\/www.mortgagesoverseas.com\/\" target=\"_blank\" rel=\"noopener\">Conti<\/a>.<\/p>\n<p>The Costa Blanca is one of Europe&#8217;s most heavily visited areas, extending 200 kilometres along the Mediterranean coast. And it\u2019s Alicante which\u00a0is\u00a0attracting\u00a0the most attention from clients financing their purchases through Conti.<\/p>\n<p>Even\u00a0though Spain\u2019s National Statistics Institute (INE) indicate prices are creeping up they are still\u00a0some\u00a030 per cent\u00a0lower than\u00a0before the property crash in 2008, which makes\u00a0the region an excellent choice for retirees seeking a bargain re-sale or a brand new build.<\/p>\n<p>Buyers can also expect higher quality\u00a0new\u00a0villas and apartments from house builders like <a href=\"http:\/\/www.taylorwimpeyspain.com\" target=\"_blank\" rel=\"noopener\">Taylor Wimpey Spain<\/a> which\u00a0is rolling out developments in prime locations using quality materials,\u00a0offering lots\u00a0more\u00a0space and choosing designs that won&#8217;t date.<\/p>\n<p>Today&#8217;s buyers in Spain can expect\u00a0greater transparency too, unlike previous owners, some of whom were stung\u00a0by corrupt mayors, unscrupulous lawyers\u00a0and illegal builds on agricultural land. Even so that does not mean you can avoid doing your due diligence. [pullquote1 quotes=&#8221;true&#8221; align=&#8221;right&#8221; variation=&#8221;purple&#8221;]The\u00a0sizes of apartments\u00a0and also the internal fixtures and fittings are of a much higher standard than before the recession on new-build properties\u00a0so are\u00a0much better value.[\/pullquote1]<\/p>\n<p>Having said that Taylor Wimpey is a UK company which has been building homes in Spain for over 50 years, which should give British buyers some confidence.<\/p>\n<p>Taylor Wimpey has several\u00a0developments along the Costa Blanca including La Recoleta III, (pictured below) a scheme of two and three bedroom apartments\u00a0in Punta Prima,\u00a0five km from\u00a0the bustling resort of Torrevieja.<\/p>\n<p><a href=\"http:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/La-Recoleta-III.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft wp-image-20034\" src=\"http:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/La-Recoleta-III.jpg\" alt=\"La-Recoleta-III\" width=\"465\" height=\"309\" data-id=\"20034\" srcset=\"https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/La-Recoleta-III.jpg 800w, https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/La-Recoleta-III-300x200.jpg 300w, https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/La-Recoleta-III-600x399.jpg 600w\" sizes=\"(max-width: 465px) 100vw, 465px\" \/><\/a>Punta Prima\u00a0is a prime spot\u00a0just two minutes from the beach and 45 minutes from Alicante Airport. It\u00a0is being developed into an enclave of apartments, townhouses and villas from a variety of developers.<\/p>\n<p>Some of the properties, it has to be said, are prettier than others, but La Recoleta\u00a0is\u00a0among the more\u00a0stylish using local stone\u00a0and offering buyers\u00a0a large communal pool, garden areas and walkways to the beach.<\/p>\n<p>Two-bedroom apartments cost from \u20ac175,000\u00a0and include designer appliances, air conditioning\u00a0as well as an underground parking space and storeroom.<\/p>\n<p>Geoff Evans 63 and Trish Lowe 69\u00a0(pictured below) have been together 30 years and bought a\u00a0two-bed apartment in Torrevieja 10 years ago.<\/p>\n<p>They had\u00a0no intention of moving permanently but when Geoff retired\u00a0and Trish was made redundant\u00a0they sold their\u00a0a semi-detached home in Torbay and moved to Spain.<\/p>\n<p>&#8220;We released equity\u00a0from our house,&#8221; Trish explains, which enabled them to\u00a0pay \u20ac125,000 for their two-bedroom apartment. Property prices have\u00a0fallen considerably since their move and their apartment is now worth\u00a0just\u00a0\u20ac100,000\u00a0but they have no desire to return to the UK.<a href=\"http:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Geoff-and-Trish-Costa-Blanca.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-20078\" src=\"http:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Geoff-and-Trish-Costa-Blanca.jpg\" alt=\"Geoff-and-Trish-Costa-Blanca\" width=\"465\" height=\"310\" data-id=\"20078\" srcset=\"https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Geoff-and-Trish-Costa-Blanca.jpg 650w, https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Geoff-and-Trish-Costa-Blanca-300x200.jpg 300w, https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Geoff-and-Trish-Costa-Blanca-600x400.jpg 600w\" sizes=\"(max-width: 465px) 100vw, 465px\" \/><\/a><\/p>\n<p>Trish goes back to UK twice a year to visit her daughter but Geoff says: &#8220;I&#8217;ve no desire to go back. All our friends come to visit us here.<\/p>\n<p>&#8220;Why would I want to go back?\u00a0We get 320 days of sunshine here a year,\u00a0have a much better quality of life; we\u00a0use just one calor gas bottle to heat our small apartment a year which costs just \u20ac13.50, and we can watch all the British TV programmes we want by satellite.&#8221;<\/p>\n<p>Their ground-floor apartment is part of a resort complex\u00a0which has a communal pool\u00a0but they also have their own private front terrace and back yard.<\/p>\n<p>They are just seven minutes from\u00a0a sandy beach and a five-minute walk into town. Such is their passion for swimming they even have\u00a0his-and-hers wet suits so\u00a0they can swim year round.<\/p>\n<p>&#8220;We have got rid of all our clutter but we don\u2019t need much,&#8221;\u00a0says Trish. &#8220;We live efficiently and cheaply; we couldn&#8217;t\u00a0afford to retire in the UK and\u00a0have the\u00a0same standard of living as we do here. We pay \u20ac320 maintenance charges a year and just \u20ac160 community charge. There are 42 apartments in our complex. Rubbish is emptied every day, outside areas cleaned, lights fixed.&#8221;<\/p>\n<p><a href=\"http:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Torrevieja-costa-blanca.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-20079\" src=\"http:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Torrevieja-costa-blanca-300x200.jpg\" alt=\"Torrevieja-costa-blanca\" width=\"300\" height=\"200\" data-id=\"20079\" srcset=\"https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Torrevieja-costa-blanca-300x200.jpg 300w, https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Torrevieja-costa-blanca-600x400.jpg 600w, https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Torrevieja-costa-blanca.jpg 650w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/a>They\u00a0have also been able to afford to buy a brand new car and a speed boat.<\/p>\n<p>&#8220;The area has\u00a0changed dramatically since when we first came in 1995,&#8221; adds Trish.\u00a0&#8220;Then it was a bit seedy and unloved but there&#8217;s been lots of investment since and\u00a0the seafront&#8217;s been\u00a0spruced up.&#8221;<\/p>\n<p>Torrevieja also has an excellent hospital which is good news for retirees and European citizens resident in Spain can apply for a <em>Tarjeta Sip<\/em> which entitles them to use the healthcare system for free. The Sip\u00a0replaces\u00a0the Ehic card which is for tourists.<\/p>\n<p>The cost of living on the Costa Blanca South\u00a0region is cheaper\u00a0than the Costa Del Sol\u00a0says British-born Teresa O&#8217;Rourke who has been selling homes on the Costa Blanca for the past 12 years through her company <a href=\"www.spanishhomeslink.com\" target=\"_blank\" rel=\"noopener\">Spanish Homes Link<\/a>. &#8220;And you also get more value for money,&#8221; she adds.\u00a0&#8220;The Costa Blanca North is much cooler in the summer months too so better suited to retirees but property prices are slightly higher.&#8221;<\/p>\n<p>Teresa\u00a0has also seen an increase in the quality of new-build properties and greater interest from British to buy. <a href=\"http:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Novamar-suites1.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-20054\" src=\"http:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Novamar-suites1.jpg\" alt=\"Novamar-suites1\" width=\"448\" height=\"224\" data-id=\"20054\" srcset=\"https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Novamar-suites1.jpg 650w, https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Novamar-suites1-300x150.jpg 300w, https:\/\/newclone.retiremove.co.uk\/blog\/wp-content\/uploads\/2015\/11\/Novamar-suites1-600x300.jpg 600w\" sizes=\"(max-width: 448px) 100vw, 448px\" \/><\/a><\/p>\n<p>&#8220;The\u00a0sizes of apartments\u00a0and also the internal fixtures and fittings are of a much higher standard than before the recession\u00a0so are\u00a0much better value,&#8221; she adds.<\/p>\n<p>&#8220;Statistics have shown that the\u00a0resale market was buoyant in previous years, 2009 -2014, but\u00a0we have seen this slow down and\u00a0now the higher quality new builds\u00a0are depressing\u00a0the resale market further,&#8221; she says.<\/p>\n<p>The Orihuela region\u00a0from Guadamar to Mil Palmeras\u00a0has a mix of\u00a0detached villas and apartments but the highest demand is for beachfront properties.<\/p>\n<p>&#8220;The price of a new-build, beach-front, two-bedroom apartment with sea views\u00a0measuring 100 sq m\u00a0starts from \u20ac230,000; in 2003 it would have cost \u20ac300,000,&#8221; adds Teresa.<\/p>\n<p>Taylor Wimpey has just launched phase three of\u00a0La Vila Paradis (pictured top), a high-end beachfront scheme 26 miles from Alicante airport, of two-and-three-bedroom apartments\u00a0in the\u00a0pretty resort of Villajoysa which has a wide sandy beach and a small harbour.<\/p>\n<p>Prices start from \u20ac248,000 for a two-bedroom apartment and \u20ac18,000 for an underground car parking space.
