{"id":37035,"date":"2020-07-09T14:09:31","date_gmt":"2020-07-09T13:09:31","guid":{"rendered":"http:\/\/newclone.retiremove.co.uk\/blog\/?p=37035"},"modified":"2023-01-03T15:37:23","modified_gmt":"2023-01-03T15:37:23","slug":"retirement-housebuilders-greet-stamp-duty-cut-with-caution","status":"publish","type":"post","link":"https:\/\/newclone.retiremove.co.uk\/blog\/retirement-housebuilders-greet-stamp-duty-cut-with-caution\/","title":{"rendered":"Retirement housebuilders greet stamp-duty cut with caution"},"content":{"rendered":"<h3>You would think that retirement operators would be delighted with the Chancellor removing stamp duty from the sale of properties below \u00a3500,000 \u2013\u00a0but reactions have been mixed<\/h3>\n<p>John Tonkiss, CEO of <a href=\"https:\/\/www.mccarthyandstone.co.uk\" target=\"_blank\" rel=\"noopener noreferrer\">McCarthy &amp; Stone<\/a>, which builds schemes all over the country, was among the more positive. \u201cThe announcement is a no brainer to reinvigorate the economy and a step we wholeheartedly support,\u201d he declared.<\/p>\n<p>\u201cWe\u2019ve long argued that high moving costs have stunted the housing market. They keep older people stuck in large homes and prevent new chains being created that would ultimately benefit young people and first-time buyers.<\/p>\n<p>\u201cThe timing is also important given the pandemic\u2019s impact on the housing sector over the last few months. Hopefully it will help older people who have struggled in unsuitable housing during the crisis to feel supported to make a move to somewhere that can better meet their needs, be it a bungalow or a retirement community.\u201d<\/p>\n<blockquote class=\"et-pullquote right quote\"><p>short-term fix for a housing market that needs a long-term cure<\/p><\/blockquote>\n<p>But others like Eugene Marchese, co-founder and director of later-living developer and operator <a href=\"https:\/\/www.guildliving.co.uk\" target=\"_blank\" rel=\"noopener noreferrer\">Guild Living<\/a> didn\u2019t think the cut, which ends in March 2021, went far enough.<\/p>\n<p>\u201cWhile we welcome the proposed stamp duty holiday, there needs to be a longer-term incentive for those looking to downsize,\u201d he said.<\/p>\n<p>\u201cThe decision to move out of your family home, which you may have lived in for decades, and into a retirement community is one of the most important that a person can make and can\u2019t be rushed through in a few months.\u201d<\/p>\n<p>Nick Sanderson, CEO of <a href=\"https:\/\/www.audleygroup.com\" target=\"_blank\" rel=\"noopener noreferrer\">Audley Villages<\/a> which operates 18 high-end retirement communities, thought the cut should not divert focus from the need to build more homes for older people.<\/p>\n<p>\u201cThis is a short-term fix for a housing market that needs a long-term cure,\u201d he said. \u201cWe have been promised radical housing and planning reforms and these mustn\u2019t be swept under the carpet in favour of attention-grabbing short-term initiatives.<\/p>\n<p>\u201cIf the government is truly committed to solving the housing crisis and stimulating movement both up and down the property ladder it needs to address some fundamental flaws.<\/p>\n<p>\u201cThere is a chronic shortage of specialist housing for older people in the UK.
